Regulation 10 states that all commercial and communal fires doors need to be inspected every 3 months.

Your fire risk assessor will advise you on the rating for commercial fire doors, however, all doors in a communal fire escape route will need to be fire rated.

Not all doors in a commercial build need to be fire rated, however, if you are unsure, we would always advise consulting a Fire Risk Assessor.

The main difference between the two is the duration of fire resistance: the FD30 doors provide a minimum of 30 minutes of fire and smoke protection, whereas the FD60 doors provide a minimum of 60 minutes.

Typically, the 'person or persons responsible' for maintaining fire doors in a workplace are the employer, building owner, or property managing agent. This responsibility includes ensuring fire doors are correctly installed, maintained in good condition, and kept in efficient working order, as well as conducting regular inspections and keeping records of them. The responsible person must also train staff on fire door safety, such as not propping them open.

A door set can easily last 50 years if properly maintained. Regular servicing and care are key to ensuring it continues to perform well.
